Questions to ask at a property viewing

Condition, motivation, chain and practical issues.

The seller and the chain

Ask why the seller is moving, whether another property has been found, how long the home has been marketed and whether a previous sale has fallen through.

Condition and alterations

Ask about known defects, age of major systems, guarantees, extensions, planning permission, building control and work completed by the current owner.

Practical living

Check parking at the time you would normally arrive home, storage, mobile signal, broadband availability, light, noise and the route to work or school.

Costs and responsibilities

For leasehold property, ask about service charges, planned works, lease length and restrictions. For larger or rural property, clarify access, boundaries, drainage and maintenance responsibilities.

What the viewing cannot prove

A viewing is not a survey. Important condition, legal, finance and valuation questions still require the appropriate professional review.
