What does a buying agent do?

Buyer representation, search, assessment and negotiation.

The buyer needs representation too

The selling agent is appointed by the seller to market the property and progress the sale. A buying agent is appointed by the purchaser to define the search, review opportunities, organise evidence and negotiate from the buyer perspective.

A search begins with the brief

The work starts by separating essential needs from preferences. Budget, finance, timing, commute, schools where relevant, condition, parking, outdoor space and lifestyle priorities become one working brief.

The shortlist should explain itself

A buying agent should not simply forward portal alerts. Each recommendation should explain why the property fits, what evidence is available, what remains unclear and whether the next action is to view, investigate or decline.

Negotiation is more than price

A strong offer can also involve timing, chain position, finance, flexibility and the confidence that the buyer can proceed. The strategy should be agreed before communication with the selling agent.

Professional boundaries matter

A buying agent does not replace a solicitor, surveyor, mortgage adviser or tax professional. The role is to organise the buying decision and make sure the right questions reach the right adviser.
